About roof surveys in W12

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We are frequently asked to look into loose chimney pots and slates or tiles that have slipped or broken, on clay and concrete tiles, the roof space and ridges, hips and valleys.

Once we’ve finished looking, we write up our findings as a report with photographs, sent to you by email. On timing, it normally takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

What you will pay

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Booking a survey

Not sure which survey you need? It is easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Landmarks near Shepherd's Bush

Locally, jobs take us to homes and businesses close to Hammersmith Park, Addison Primary School and The Cardinal Vaughan Memorial RC School, among other places. You will also find Shepherd's Bush Tabernacle (under half a mile south-west), The Central Bar (under half a mile east), Polish Library POSK in London (1 mile south-west) and Corona Theatre School (0.9 miles south-west). There is a railway station in Shepherd's Bush itself: Shepherds Bush station. Nearby you’ll also find West 12 Shepherds Bush (less than half a mile east) and Culture House (less than half a mile west). Not far away are WWT London Wetland Centre and The Long Water.

Roofs, chimneys and gutters across W12

Across W12, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in W12 are part of that picture.

Shepherd's Bush: Take a building like Addison Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you run a business near West 12 Shepherds Bush, a dated report on the roof is useful for planning and for any lease discussions.

Surveys for landlords and agents in W12

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which helps when tenants work during the week.

Roof by roof

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

Natural slate

Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

What this survey cannot tell you

In fairness, a roof survey has limits:

  • Whether the roof structure meets design loads
  • Defects hidden under coverings or inside walls without opening up
  • A promise that the roof won’t leak in future

Prices for roof surveys in W12

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • Roof area

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

Booking your survey

Getting the details right at the start saves time. Please include:

  • The property’s address and postcode
  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

Practical tips

Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:

  • Gather any paperwork for past roof work
  • Watch for slipped slates after bad weather
  • Mention any damp patches as you book
  • File the report with your home documents

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

FAQs for W12

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

How long will you be at the property?

The visit typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.
