Roof survey in W4: how it works
Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. Common reasons to book are blocked, sagging or leaking gutters and flashings that have come away from the wall, on lead flashings, the roof space and chimney stacks.
After the inspection, everything we found is written up as a written report with photographs, sent to you by email. On timing, most surveys take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
What you’ll pay
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Roofs, chimneys and gutters across W4
From Acton, Hammersmith and Acton Green to its smaller places, buildings across W4 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Our area covers London and South East England, including W4. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Acton Green: Hogarth's House lies about 0.9 miles south, so building around Acton Green goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. Homes near green spaces such as Turnham Green can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
Common roof problems in W4
Slates and tiles frequently outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.
A survey can pick up problems such as:
- Lifted, split or missing lead flashings
- Loose chimney pots
- Valley linings that have cracked or split
- Leaking gutter joints and downpipes
Tips that help
Over many surveys, some simple habits stand out as worth the effort:
- Photograph stains when they appear
- File the report with your home documents
- Stay off ladders and the roof
- Let us know about any leaks or stains you’ve seen
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.
Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
Honest limits
It is useful to know what a survey won’t do before you book:
- Defects hidden under coverings or inside walls without opening up
- A full building survey of the property
- Structural calculations (that is a structural engineer’s job)
Your questions about roof surveys in W4
How do I book a survey in W4?
To book, ring 07833 053749 or drop us an email and tell us the address and what you want to find out. We will confirm the price and agree a day with you.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Do you need to get into the loft?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Will the report say how many years my roof has left?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Do you work in W4?
