About roof surveys in TW3
Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey natural slate, clay and concrete tiles and chimney stacks, and people most often book us about lifted, split or missing lead flashings and gutters that overflow in heavy rain.
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours for a house; commercial roofs usually need 3–4 hours.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Prices in TW3

What’s near Hounslow
Locally, jobs take us to homes and businesses close to Royal Military School of Music, Inwood Park and Chatsworth Primary School, among other places. Nearby too are Church of St Mary the Virgin (within half a mile east), Moon Under Water pub (0.8 miles west) and Kingsley Academy (less than half a mile north-west). The nearest railway station is Hounslow station, roughly 0.6 miles south-west. A little further out are Museum of Army Music (0.8 miles south) and South Middlesex Hospital (0.9 miles south-east). Open spaces near Hounslow include Garden Lake and Richmond Hill.
Roof surveys across TW3: local notes
From Twickenham, Hounslow and Isleworth to its smaller places, buildings across TW3 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in TW3 is checked with its age and materials in mind.
Hounslow: If you look after a shop, office or commercial unit, for example near Treaty Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For an older house near a landmark such as Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Leave it or get it looked at?
If you are planning to sell, a roof survey can help you prepare. You will know what a buyer’s survey might pick up.
Questions to ask before booking
- Which parts of the roof they’ll actually see
- When you’ll get the report
- Their drone registration, if they fly one
- What follow-up you get after the report
What we are asked to look at in TW3
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.
Problems we come across often include:
- Valley linings that have cracked or split
- Cracked mortar along the ridge
- Water stains on rafters and ceiling joists
- Gaps in the roof where coverings have gone
What a survey doesn’t cover
Some things cannot be seen without opening up the roof, and that sets some limits:
- Walls, floors and services below the roof
- An exact number of years the roof has left
- Structural calculations (that’s a structural engineer’s job)
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Take photos of any leaks as they happen
- Hold on to the report for future surveys
- Gather any paperwork for past roof work
- Stay off ladders and the roof
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.
Every so frequently, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.
Roof by roof
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
FAQs for TW3
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Do you use drones?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
What does a roof survey include?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
