Roof survey in TW1: how it works

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey ridges, hips and valleys, natural slate and lead flashings, and common reasons people get in touch are crumbling chimney pointing or cracked flaunching and gutters that overflow in heavy rain.

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Roofs, chimneys and gutters across TW1

Homes across TW1 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in TW1.

Across London and South East England, older homes frequently have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in TW1 is checked with its age and materials in mind.

Twickenham: Historic houses such as Richmond House, about 0.5 miles east, show how far back building around Twickenham goes. Older homes in the area may have roofs that need matching materials when work is done. Trees in and around Marble Hill Park shed leaves that can end up in nearby gutters.

What this survey cannot tell you

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • How the roof will behave in every kind of weather
  • What’s under the slates, tiles or felt
  • A structural engineer’s report

How the survey changes by roof type

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.

Landlords, agents and block managers in TW1

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof
  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Helping us price your survey

We will typically ask about:

  • Anything about access we should know
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved

A quick phone call is typically the easiest start: ring 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Look for debris in the garden after high winds
  • Tell us about any leaks or stains you’ve seen
  • Take photos of any leaks as they happen
  • Gather any paperwork for past roof work

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

TW1 questions

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

Do you work in TW1?

Yes, we do. TW1 is part of the area we cover.

Do I need to be at home?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How quickly will I get the report?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.
