How the survey changes by roof type

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted.

Roof survey in Isleworth: what you get

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. If you’ve noticed blocked, sagging or leaking gutters and loose chimney pots, we can find out what’s behind it, on clay and concrete tiles, chimney stacks and flat roofs alike.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Isleworth, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Whether thermal imaging or a drone is needed
  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access

Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

A few details help us suggest the right survey and price. When you get in touch, it’s useful to mention:

  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside

Booking is simple: just call 07833 053749 or use the contact form and give us a few details about the property and we’ll suggest the right survey. The price is agreed up front.

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photos. On timing, it normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Leave a clear route to the loft
  • Have any paperwork from past roof work to hand
  • Let us know about parking before the day

When you need someone else

In fairness, there are limits to any roof survey:

  • Faults hidden behind ceilings or boarding
  • A full building survey of the property
  • An exact number of years the roof has left

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

Common roof problems in Isleworth

Slates and tiles frequently outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

A survey makes sense if you’ve noticed:

  • Torn or sagging underlay
  • Ponding, splits or blisters on flat roofs
  • Ridge tiles that have lifted or moved
  • Crumbling chimney pointing or cracked flaunching

Anyone responsible for a site like St Mary's Catholic Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • How long they’ve been surveying roofs
  • How long the report takes to arrive
  • Whether the inside of the roof is included
  • What insurance they carry

Your questions about roof surveys in Isleworth

Is my home in Isleworth listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

I let a flat near Isleworth station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

What’s the best way to book?

To book, ring 07833 053749 or send us an email and tell us the address and what you’d like to know. We will confirm the price and agree a day with you.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Is Isleworth in your area?

Yes, we do. We carry out roof surveys in Isleworth, and the service is the same as everywhere else we work.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Have details of recent roof work to hand
  • Tell us about any leaks or stains you’ve seen
  • Keep a record of damp patches and dates
  • Keep the report with your property records

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

Isleworth homes and their roofs

Isleworth is about 2 miles from the edge of the flight restriction zone around Heathrow Airport. If the drone is used for your survey, we check the exact boundary for the address before flying. With Syon House about 0.9 miles north-east, Isleworth sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For businesses in and around places such as Treaty Centre, a dated report on the roof is useful for planning and for any lease discussions. If you live near a park like Old Deer Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Isleworth is about 2 miles north of Twickenham, in Greater London. We carry out roof surveys for householders, landlords and businesses in Isleworth and the surrounding area. Across Greater London, we cover Isleworth and the places around it. For surveys nearby, see our London page.
