About our roof survey in Brentford End

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you are worried about torn or sagging underlay and gutters that overflow in heavy rain, we can find out what’s behind it, whatever the roof.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Brentford End has one, it needs checking from somewhere that can actually see it.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What a survey costs

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, such as extensions, dormers and garages

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

What to tell us when you get in touch

Before you get in touch, it helps to have:

  • Access details, like a loft hatch or a shared roof
  • What made you get in touch
  • Any deadline, such as an exchange date
  • The style of property, from a terrace to a block

Once you know what you need, phone 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.

What happens on the day

Once we have finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, it typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. From the street, a London terrace normally shows only its front slope or parapet, so in Brentford End we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photographs and recommendations.

Getting ready for the survey

  • Check pets are kept safely away
  • Dig out any old roof reports or invoices
  • Clear the way to the loft hatch

Arrange a survey

Getting a price is simple: just phone 07833 053749 or drop us an email and give us a few details about the property and we will recommend the right survey. The price is agreed up front.

Roofs, chimneys and gutters in Brentford End

Historic houses such as Syon House, about 0.5 miles south-east, show how far back building in the area around Brentford End goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Syon Lane station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you run a business near Treaty Centre, a roof report helps plan work around trading rather than after a leak. If you look after a building such as The Green School, a written record of a large roof helps plan work for the holidays rather than in term time.

Brentford End is about 2 miles north-east of Hounslow, in Greater London. When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A full building survey of the property
  • How the roof will behave in every kind of weather
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

What this survey covers

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Brentford End. To discuss a property or a block, phone 07833 053749 or drop us an email.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We check them before they cause trouble. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Your questions about roof surveys in Brentford End

I let a flat near Syon Lane station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Does a conservation area affect roof work in Brentford End?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How long does the visit take?

Allow between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing when you book.

Is Brentford End in your area?

Yes. We survey roofs in Brentford End and the rest of Greater London, as part of our work across London and the South East. To book, ring 07833 053749 or send us an email.

Will the report say how many years my roof has left?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
