Roof surveys in Spring Grove

About our roof survey in Spring Grove

There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We’re often asked to look into slates or tiles that have slipped or broken and blocked, sagging or leaking gutters, across the roof space, ridges, hips and valleys and lead flashings.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Spring Grove are no exception. Shared chimney stacks and the lead around them are just as important to check.

After the visit, you get a report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. London terraces rarely offer a view of the whole roof from one spot, so in Spring Grove we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We check the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Make sure we can get to the back of the property
  • Have any paperwork from past roof work to hand
  • Agree roof access with the managing agent if it is shared

Advice

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Why it is worth a survey now in Spring Grove

Before you put a home on the market, it is useful to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

Why choose Independent Roof Survey in Spring Grove

Questions from Spring Grove

Does a conservation area affect roof work in Spring Grove?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is parking a problem for a survey in Spring Grove?

Normally it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it as you book and we will plan the survey around it.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a photo-illustrated written report and recommendations.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Prices for roof surveys in Spring Grove

To price your survey, we look at:

  • Which survey package you book
  • The number of roofs, including extensions and garages
  • Whether it is a home or a commercial building
  • The height of the building and how the roof can be seen safely

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What to let us know when you contact us

Here’s what helps us most when you contact us:

  • How the loft is reached, if there is one
  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel

Our phone lines are open seven days a week. To book or ask a question, phone 07833 053749 or use the contact form.

Local roofs in Spring Grove

Osterley House, about 0.7 miles north-west, is one of the historic houses in the wider area around Spring Grove. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Spring Grove is about 1 mile from the edge of the flight restriction zone around Heathrow Airport. If the drone is used for your survey, we check the exact boundary for the address before flying.

If you own a rental within reach of Isleworth station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park such as Inwood Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you look after a building such as Isleworth and Syon School for Boys, large buildings have long gutter runs and big roofs that need checking like any other.

Different roofs, different checks

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

What a roof survey doesn’t cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Walls, floors and services below the roof
  • A promise that the roof will not leak in future
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What our survey covers.
