Roof surveys across TW5

Roof surveys across TW5: what to expect

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We’re frequently asked to look into ridge tiles that have lifted or moved and condensation or damp timbers in the loft, across natural slate, the roof space and ridges, hips and valleys.

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Local landmarks in Heston

We work in homes and buildings around St Leonard's Church, Inwood Park and Heston Community School, among other places. You will also find The Plough Public House (0.9 miles north-east) and Westbrook Primary School (less than half a mile south-east). The nearest railway station is Southall station, about 1.4 miles north of the centre. Other landmarks nearby include Museum of Army Music (2.4 miles south-east) and Treaty Centre (1.3 miles south-east). Green spaces nearby include Northala Fields and Crane Meadows.

Roofs, chimneys and gutters across TW5

TW5 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked.

Our area covers London and South East England, including TW5. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Heston: Osterley House lies about 1.2 miles east, so building around Heston goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. If you own a rental within reach of Southall station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How we price roof surveys

Several things affect the price of a survey:

  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • Any deadline, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • The type of building and roof, like pitched or flat
  • The address and postcode of the property

Not sure which survey you need? It is easiest to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

What happens if roof problems are left?

A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot.

Questions to ask before booking

  • Are they insured for the work?
  • Will the report include photos?
  • What’s outside the scope of the survey
  • Is there a chance to talk the report through?

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Let us know about past leaks
  • Gather any paperwork for past roof work
  • Move stored items away from the loft hatch
  • Photograph stains when they appear

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

How the survey changes by roof type

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

Why roofs fail

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

Things that often lead to a survey include:

  • Slipped, cracked or missing slates and tiles
  • Blocked, sagging or leaking gutters
  • Crumbling chimney pointing or cracked flaunching
  • Worn lead at chimneys and abutments

FAQs for TW5

Will the report say how many years my roof has left?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Is TW5 in your area?

Yes, we do. We carry out roof surveys in TW5.

Do you carry out asbestos surveys?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
