Roof surveys across TW4: what to expect

Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. Typical surveys look at worn lead at chimneys and abutments and slipped, cracked or missing slates and tiles, across the roof space, natural slate and lead flashings.

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

What you’ll pay

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Hounslow West: If you look after a shop, office or commercial unit, for instance near Treaty Centre, a dated report on the roof is useful for planning and for any lease discussions. Historic houses such as Osterley House, about 2.1 miles north-east, show how far back building around Hounslow West goes. On a period home nearby, the survey separates sound original work from tired later repairs.

  • Pictures from the garden or a window, if you have them
  • When you need the report by
  • Access details, such as a loft hatch or a shared roof

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Roof by roof

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

What we’re asked to look at in TW4

Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.

People typically book a survey when they’ve noticed something like this:

  • Slates or tiles that have slipped or broken
  • Lifted, split or missing lead flashings
  • Valley linings that have cracked or split
  • Ponding, splits or blisters on flat roofs

Leave it or get it looked at?

Before you put a home on the market, it is useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect.

Before booking any surveyor

  • Is there a chance to talk the report through?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How soon the report will arrive
  • Which viewpoints they use to see the roof

FAQs for TW4

How long does a roof survey take?

The visit typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when booking.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

How much does a roof survey cost in TW4?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Do you cover TW4?

Yes. We cover TW4 and the rest of Greater London, as part of our work across London and South East England. To book, phone 07833 053749 or email us.
