Roof survey in TW11: how it works
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. Visits run seven days a week, so it’s easy to find a day that suits. We survey flat roofs, ridges, hips and valleys and the roof space, and the problems we’re asked to look at most are debris building up in roof valleys and blocked, sagging or leaking gutters.
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two for a house, rising to roughly 3–4 hours on a commercial building.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We check the roof from each safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
How our prices work
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Roof surveys across TW11: local notes
From Teddington, Hampton and Hampton Wick to its smaller places, buildings across TW11 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in TW11 are part of that picture.
Teddington: If you let a flat or house near Teddington station, a roof report helps you deal with small faults before they turn into a call from a tenant. For businesses in and around places such as Bentall Centre, a roof report helps plan work around trading rather than after a leak.
Leave it or get it looked at?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail.
Before you book any surveyor

- How long the report takes to arrive
- Whether you can ask questions once you have the report
- Are they insured for the work?
Surveys for landlords and agents in TW11
Freeholders and residents’ companies use a roof report to plan and budget.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we’ll plan the survey around it.
Roof by roof
Chimney stacks
We check the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Widespread slipping typically points to corroded nails, and we say how widespread it looks.
What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
Why roofs fail
Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.
Typical things we’re asked to look at include:
- Standing water on a flat roof
- Crumbling chimney pointing or cracked flaunching
- Condensation or damp timbers in the loft
- Slipped, cracked or missing slates and tiles
FAQs for TW11
How long does the visit take?
The visit usually takes an hour or two at a typical home, and more on a big or complicated roof. We will confirm what to expect when we arrange the visit.
Can you check whether my roof contains asbestos?
No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
Can you tell me how long my roof will last?
Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
