Landlord roof survey in Teddington
Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Agents and freeholders often want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photographs and recommendations. Surveys are carried out on any day of the week which can help when arranging access with residents. We survey rented houses, converted houses and gutters and downpipes, and common reasons people get in touch are damaged party-wall upstands or parapets and damaged pots and flaunching.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Teddington with this kind of roof, the hidden gutter is one of the first things to check.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Common questions in Teddington
Is parking a problem for a survey in Teddington?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Do you survey roofs for landlords with property near Teddington station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Is Teddington in your area?
Yes, we do. We carry out landlord roof surveys in Teddington.
Do you look in the loft space?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
Does the report help with maintenance planning?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It doesn’t include repair cost estimates but it gives contractors a clear brief.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Roof by roof
Shared chimney stacks
Chimneys frequently let water in at the flashings. We note what we can see.
Flat roofs on blocks and rear additions
Flat roof outlets often clog, and standing water follows. We check them as part of the survey.
Honest limits
Before booking, it’s worth knowing what a survey won’t do:
- Responsibility under a lease
- The structure in the way a structural engineer would assess it
- Confirming asbestos in older roof materials
If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What our survey covers.
What we check
- Blocks of flats
- Flat roofs on blocks
- Rented houses
- Gutters and downpipes
- Converted houses
- Shared roofs
How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two for a house, and longer for a block or a building with several roofs. London terraces rarely offer a view of the whole roof from one spot, so a visit in Teddington moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- We agree which roofs and which parts of the building are included.
- Access to flats and the roof space is arranged with you in advance.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- Defects are photographed and their urgency noted.
- We send a written report you can use to plan maintenance and budgets.
How to prepare
- Jot down any questions you want answered
- Gather any invoices or paperwork from past roof work
- Tell us where we can park nearby

Teddington homes and their roofs
Strawberry Hill House, about 0.8 miles north, is one of the historic houses in the wider area around Teddington. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For businesses in and around places such as Bentall Centre, a roof report helps plan work around trading rather than after a leak. Living close to Bushy Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What affects the price in Teddington
Not every roof costs the same to survey, for these reasons:
- Features like valleys, chimneys, dormers and parapets
- The number of roofs, including extensions and garages
- How tall the building is and how easy the roof is to see
- Basic, Standard or Premium
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
Booking your survey
To price your survey accurately, we will ask about:
- The type of building and roof, like pitched or flat
- Any deadline, like an exchange date
- The reason for the survey, such as buying, a leak or storm damage
- Pictures of the roof from a safe spot, if you have them
When you are ready to go ahead, call 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

Signs you need a landlord roof survey in Teddington
Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs and how soon.
Look out for signs like these:
- Damp or stains in top-floor flats
- Mortar falling from ridges and verges
- Cracked or leaning shared chimneys
- Gutters overflowing onto walls
Take a building like St Mary's and St Peter's Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
Before booking any roof surveyor
- Their track record with similar roofs
- Whether the roof space is looked at, where there is one
- Their insurance cover
- Will the report include photos?
