Landlord roof surveys in Eel Pie Island

How a landlord roof survey works in Eel Pie Island

A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. We survey blocks of flats, converted houses and flat roofs on blocks, and people most frequently book us about splits and blisters in flat roof coverings and failed flashings at walls and chimneys.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

How it works

After the inspection, everything we found is written up in a report with photographs. On timing, most surveys take roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. For a visit in Eel Pie Island, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Leave side gates unlocked
  • If it isn’t your property yet, arrange access through the agent

Your questions about landlord roof surveys in Eel Pie Island

Does a conservation area affect roof work in Eel Pie Island?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Twickenham station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Is the report suitable for a maintenance plan?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed to keep your plan up to date.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Do you survey roofs shared between flats?

Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

When to book a survey in Eel Pie Island

Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay frequently fail before good slates or tiles, and a survey helps show where that’s happening.

These are some of the problems a survey can pick up:

  • Damp or stains in top-floor flats
  • Parapets and upstands in poor repair
  • Mortar falling from ridges and verges
  • Damaged pots and flaunching

The streets around a church such as St Mary's Church are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What’s in a roof survey

What we look for on each type of roof

Flat roofs on blocks and rear additions

Flat roofs are common over blocks, extensions and garages. Ponding, splits and blistering are recorded as far as safe access allows.

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access and note what couldn’t be seen.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Leave it or get it looked at?

An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Local roofs in Eel Pie Island

Richmond House, about 0.2 miles west, is one of the historic houses in the wider area around Eel Pie Island. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Eel Pie Island is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Trees in and around Marble Hill Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For businesses in and around places such as Treaty Centre, a roof report helps plan work around trading rather than after a leak.

Useful tips for Eel Pie Island property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Give residents notice before a survey
  • Give tenants a simple way to report leaks
  • Deal with urgent items first
  • Survey the roof on a regular cycle

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults normally get worse.
