Independent gutter surveys in Eel Pie Island

Gutter surveys for homes and businesses in Eel Pie Island

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you are worried about water spilling over the gutter edge and gutters full of debris and silt, a survey will tell you what’s going on.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Eel Pie Island has one, it needs checking from somewhere that can actually see it.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Eel Pie Island questions

I let a flat near Twickenham station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details.

Is my home in Eel Pie Island listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we will note that in the report.

How long will you be on site?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Is Eel Pie Island in your area?

Yes. We survey roofs across London and South East England, and that includes Eel Pie Island.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your building, ring 07833 053749 or drop us an email.

Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Common roof problems in Eel Pie Island

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

It’s worth booking a survey if you’ve seen:

  • Soffits marked by water
  • Water backing up from a hidden gutter
  • Blocked outlets and hoppers
  • Water spilling over the gutter edge

If your home is one of the older ones in the streets near St Mary's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Choosing a roof surveyor

  • What insurance they carry
  • Their drone registration, if they fly one
  • What they will not be able to tell you
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What to expect from a roof survey

Prices for gutter surveys in Eel Pie Island

To price your survey, we look at:

  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Helping us price your survey

A few details help us recommend the right survey and price. When you contact us, it helps to mention:

  • Dates you are working to, like exchange
  • Photos of the roof, taken safely from ground level or a window
  • Where the property is, with the postcode
  • The style of property, from a terrace to a block

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.

What we do, step by step

We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. For a visit in Eel Pie Island, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

How to prepare

  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it’s shared
  • Let us know about parking near the property

What happens if roof problems are left?

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now typically keeps the fix smaller. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

To find out what your survey will cost, ring 07833 053749 or drop us an email and let us know about the roof. We will confirm the figure before booking.

Local roofs in Eel Pie Island

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Historic houses like Richmond House, about 0.2 miles west, show how far back building in the area around Eel Pie Island goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For site and facilities teams at buildings like St Mary's Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Living close to Marble Hill Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
