What this survey cannot tell you

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • The inside of buried drains
  • Damage hidden inside walls or behind boards
  • What’s hidden inside a downpipe

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey before you book. What a survey covers and doesn’t.

What we look at

  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Valley gutters

Gutter survey in St Margarets: what you get

We carry out gutter surveys in St Margarets as part of our cover across London and South East England. On the day, we inspect what can be seen safely from ground level, windows, the roof space and the roof where it’s safe. Time on site usually takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. If you’ve noticed leaking or loose downpipes and joints that drip after rain, we can find out what’s behind it.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in St Margarets are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey works

The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. In St Margarets, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Leave gutter checks at height to someone equipped for it
  • Look for downpipes coming loose
  • Get the gutters cleaned out every year
  • Check for spilling water in a downpour

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Why get it checked now?

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. In St Margarets, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Questions from St Margarets

Does a conservation area affect roof work in St Margarets?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you survey roofs for landlords with property near St Margarets (London) station?

Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or use the contact form and let us know about the building.

Do you check valley and parapet gutters?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Is a CCTV drain survey included?

No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.

What we’re asked to look at in St Margarets

Lots of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.

We are often asked to look at:

  • Leaking or loose downpipes
  • Fascia boards damaged by overflowing water
  • Brackets that have dropped or snapped
  • Overflowing valley or parapet gutters

As a London address, St Margarets can be tricky for parking: a visitor permit or a nearby bay makes the day easier.

What to check before booking

  • What follow-up you get after the report
  • How long they’ve been surveying roofs
  • Whether you get a written report with photos
  • How soon the report will arrive

Roofs, chimneys and gutters in St Margarets

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Richmond House, about 1 mile south, show how far back building in the area around St Margarets goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

Take a building like Worple Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of St Margarets (London) station, a dated record of the roof is useful when planning maintenance across a let.
