Gutter survey in Ivybridge

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are valley or box gutters that overflow inside and dripping or leaking gutter joints, across downpipes, outlets and hoppers and fascias and soffits.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Ivybridge as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Practical tips

Here are a few things we’d tell any owner:

  • Watch for green marks down the brickwork
  • Have overhanging branches cut back
  • Check downpipe clips are holding
  • Have gutters cleared at least once a year

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it’s ready.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

Different roofs, different checks

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Missing lead is something we check for too.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Ivybridge homes and their roofs

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Ivybridge has a long history of building, with Richmond House about 1.1 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Controlled parking zones are common in London, so mention any permit rules for Ivybridge, along with any off-street space. If you look after a building such as Chase Bridge Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Your questions about gutter surveys in Ivybridge

Can a landlord with a rental near Twickenham station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Will parking be an issue for a roof survey in Ivybridge?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does the season matter for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.

Checking the roof from the ground

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How we price gutter surveys

Prices always include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • House, block, shop or office
  • The size of the roof
  • The package you choose: Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Helping us price your survey

A little information up front helps. Please include:

  • The kind of building and roof involved
  • The address and postcode of the property
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

The survey, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Ivybridge runs like any other.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Jot down any questions you want answered
  • Keep pets out of the way during the survey
  • Leave a clear route to the loft

What we’re asked to look at in Ivybridge

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

People typically book a survey when they’ve noticed one of these:

  • Gutters that have fallen out of line
  • Hoppers and outlets full of debris
  • Water backing up from a hidden gutter
  • Joints that drip after rain

Shop and office owners around Treaty Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Choosing a roof surveyor

  • Are they insured for the work?
  • How much experience they have with roofs like yours
  • Their drone registration, if they fly one
  • Whether the loft space is looked at, where there is one
