Ivybridge: your questions answered

Does a conservation area affect roof work in Ivybridge?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can parking be tricky for a visit in Ivybridge?

It depends on the street. If Ivybridge has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Will you check the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Will you deal with the insurance company for me?

No. We write an independent report, and you decide how to use it. The insurer may send a loss adjuster of its own.

Do you cover Ivybridge?

Yes. We survey roofs in Ivybridge and the rest of Greater London. To book, ring 07833 053749 or send us an email.

Should I go up on the roof to take photos?

Only from the ground or from windows. Do not use a ladder or go onto the roof. With binoculars, you can see a lot from the ground, and we’ll record the rest.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Storm damage roof report in Ivybridge

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. We survey ridges and hips, slate and tile slopes and flat roofs, and people most often book us about loose or broken chimney pots and cowls and roofs hit by falling trees.

Water getting into a London home frequently comes from a detail you cannot see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you’re tracing a leak or recording storm damage in Ivybridge, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

What we look for on each type of roof

Clay and concrete tiles

A missing tile lets rain reach the underlay. Each gap is recorded with a photo.

Flat roof coverings

On flat roofs, storms can lift edges and tear membranes. We record any damage and where it is.

Leave it or get it looked at?

Before temporary repairs, photograph the damage from ground level if it’s safe. That keeps a record of how it looked. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

What a storm damage roof report doesn’t cover

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • Areas we cannot see safely
  • A price for the repairs
  • Your insurer’s view of the claim

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

The survey, step by step

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two at a house, and longer if the damage is spread across a large roof. For a visit in Ivybridge, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Getting ready for the survey

  • Keep pets out of the way during the survey
  • Note where any stains or damp appear
  • Leave side gates unlocked

What a storm damage roof report looks like in Ivybridge

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Richmond House, about 1.1 miles south-east, is one of the historic houses in the wider area around Ivybridge. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For landlords with property near Twickenham station, a tenant living with a leak needs the cause found, not just the stain painted over. For site and facilities teams at buildings such as Chase Bridge Primary School, a leak through a large roof is often found some distance from where the water shows inside. Homes near green spaces such as Inwood Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.
