New roof snagging in Ivybridge, Greater London
New roof snagging in Ivybridge, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Signs of condensation in the loft space
- Cracked or slipped new tiles or slates
- Verge tiles or slates not secured
The survey, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. In Ivybridge, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.
- We ask what work was done and when it was finished.
- The coverings, ridges, hips and verges are checked as far as can safely be seen.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- Where it is safe, we check the loft, then look for debris or damage left behind.
- You get a photo report listing the snags we found.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Mention any parking restrictions on your street
- Keep pets out of the way during the survey

New roof snagging in Ivybridge
Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. It’s all recorded with photos. Debris left in gutters and valleys can block them and damage to lower roofs can let water through. It is easier to raise them while the job is fresh. We survey new flat roofs, ridges and verges and loft conversions and dormers, and the problems we are asked to look at most are loose flashings at walls or chimneys and damage to other parts of the building.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you are buying a flat or house in Ivybridge, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

For landlords and managing agents
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on any day of the week, which helps when tenants work during the week.
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or send us an email.
What we can’t see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A promise that the roof will not leak
- Settling a dispute with your roofer or builder
- Fixings and underlay hidden under the coverings
If in doubt, ring 07833 053749 or email us and we will recommend the right survey before booking. What a survey covers and doesn’t.

FAQs for Ivybridge
Will parking be an issue for a roof survey in Ivybridge?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Is snagging available for a new-build house roof?
Yes. We inspect the roof as far as it can be seen safely and photograph what we find. Book before the defects period runs out if you can.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Do you get involved if the roofer disagrees with the report?
No, we report on the roof and don’t take sides. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.
Checking the roof from the ground
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Signs you need new roof snagging in Ivybridge
Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.
A survey can pick up problems such as:
- Cracked mortar at the ridge or hips
- Tiles or slates sitting out of line
- Missing or blocked roof ventilation
- Underlay not dressed into the gutter
For landlords with property near Twickenham station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What new roof snagging looks like in Ivybridge
Richmond House, about 1.1 miles south-east, is one of the historic houses in the wider area around Ivybridge. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
