Chimney Survey in Ivybridge
We take a careful look at the chimney stack at your property in Ivybridge, with photographs and a written report.
- Disused chimneys trapping moisture
- Pots or cowls that look unsafe
- Flaunching that has broken away
How a chimney survey works in Ivybridge
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photographs. If you’ve noticed mortar washing out of the joints and a stack that appears to lean, we can find out what’s behind it.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Ivybridge are no exception. Shared chimney stacks and the lead around them are just as important to check.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

Before and after the survey
From years of surveys, a few habits stand out:
- Never climb onto the roof to look at a chimney
- Ask about consent before removing a chimney on an older property
- Keep the report to compare against at the next survey
- Make sure unused flues are capped with ventilation
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Check fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

What else we do in Ivybridge
What we do, step by step
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for most homes, a little longer where there are several stacks. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- You get a report with photographs and our recommendations.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Tell us about parking before the day
- Move anything stored under the loft hatch

Advice
Ivybridge: your questions answered
Does a conservation area affect roof work in Ivybridge?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you survey roofs for landlords with property near Twickenham station?
Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.
How much is a survey?
Chimney survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Will I get photos?
Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
What will the report tell me?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.
Do you cover Ivybridge for chimney surveys?
Yes. Our area covers London and South East England, and that includes Ivybridge.
For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.
What we look for on each type of roof
Brick stacks
Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.
Chimney pots and cowls
Each pot is bedded into the flaunching, frequently with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.
Chimney surveys in Ivybridge: local notes
About 1.1 miles south-east lies Richmond House, a reminder of how long the area around Ivybridge has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Ivybridge is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
Anyone responsible for a site like Chase Bridge Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces like Inwood Park can get more leaves in their gutters in autumn. For landlords with property near Twickenham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The inside of the flue, which needs a sweep or flue specialist
- Gas safety checks, which need a Gas Safe registered engineer
- Areas we can’t view from safe positions

Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
