Electronic leak detection in Ivybridge

ELD suits many waterproofing membranes on flat roofs over offices, units, blocks of flats and homes. It can be used to trace an existing leak or check a new membrane before handover. We quote for each roof based on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays, depending on the weather. Tell us about your roof to find out more. We survey flat roof membranes, commercial flat roofs and roof terraces and balconies, and people most frequently book us about damage from equipment installers and breaches around outlets and penetrations.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Ivybridge, the flat roof is often a shared part of the building.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect longer on a large roof than a small one, with the construction of the roof playing a part too. London terraces rarely offer a view of the whole roof from one spot, so a visit in Ivybridge moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Electronic leak detection in Ivybridge: local notes

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Richmond House, about 1.1 miles south-east, is one of the historic houses in the wider area around Ivybridge. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For landlords with property near Twickenham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you look after a shop, office or commercial unit, for instance near Treaty Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

What happens if roof problems are left?

ELD before paving, ballast or planting goes on is simpler. Once layers are added, finding a breach is harder. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

EPDM rubber roofs

Some EPDM membranes conduct electricity which can limit electronic testing. We’ll tell you if yours isn’t suitable.

Inverted and paved roofs

Paving and terraces cover the membrane. Suitability depends on the layers.

Common questions in Ivybridge

Do you cover Ivybridge?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Will parking be an issue for a roof survey in Ivybridge?

Usually it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when you book and we’ll explain what’s needed.

What if it rains on the day?

Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

How long will testing take?

It typically takes as long as needed for the size of the roof and how it’s built, and we’ll give you a guide when quoting.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Signs you need electronic leak detection in Ivybridge

Joints and laps in a membrane can fail over time. A gap that is hard to see can let water in long before anyone notices.

A survey can pick up problems such as:

  • Leaks through a flat roof with no obvious cause
  • Leaks showing away from the breach
  • Leaks through a covered membrane
  • New roofs to check before paving or planting

If you look after a building such as Chase Bridge Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Choosing a roof surveyor

  • Are they insured for the work?
  • Whether the loft is part of the inspection
  • Which viewpoints they use to see the roof
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What to expect from a roof survey

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Limit access to the roof
  • Use boards when working on the roof
  • Keep outlets clear of debris
  • Share any drawings of the roof

After your roofer repairs the breaches, a retest can confirm them, where the roof still suits the method.

Don’t leave a flat roof leak running. Water under a membrane can spread.
