What we’re asked to look at in St Margarets
Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.
Problems we come across frequently include:
- Leaks through a flat roof with no obvious cause
- Stains far from any visible defect
- Waterproofing to test before it is covered
- Leaks through a covered membrane
Richmond House, about 1 mile south, is one of the historic houses in the wider area around St Margarets. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.

Electronic leak detection in St Margarets: what you get
You get a report showing the location of each breach with photos. It tells your roofer exactly where to repair instead of hunting for the leak. Repair costs are not part of the report, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with if the build-up allows. Results come in a written report with photos. Common reasons to book are leaks under green or ballasted roofs and breaches around outlets and penetrations, across commercial flat roofs, single-ply roofs and liquid-applied waterproofing.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in St Margarets, the roof above may belong to the building rather than one flat.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What electronic leak detection looks like in St Margarets
There are several hotels within about a mile and a half of St Margarets, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
For hotels and guest houses around St Margarets, a roof problem found early is far less disruptive than one found by a guest. If you let a flat or house near St Margarets (London) station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What happens if roof problems are left?
Patching where you think the leak is often misses it. Testing shows where the membrane is actually breached. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You will know the price for your survey before you book.

The survey, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes as long as needed for the membrane area and the build-up, and we’ll give you a guide when quoting. In St Margarets, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.
- We ask about the roof, its age, its membrane and where leaks appear inside.
- We check that the membrane and build-up suit electronic leak detection.
- The method depends on the membrane and what sits above and below it.
- We test the membrane and find where current is passing through it.
- The breaches are recorded with photographs in a report for your roofer.

St Margarets: your questions answered
Do you look at commercial flat roofs near St Margarets, such as hotels?
Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.
Can parking be tricky for a visit in St Margarets?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it when you book and we’ll plan the survey around it.
Will you fly a drone over my roof?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
What does electronic leak detection do?
ELD passes a small electrical current across the roof to locate holes in the membrane. A breach lets the current through, which shows us where the hole is.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What you can safely check yourself
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
When you need someone else
To be straight with you, there are limits to any roof survey:
- Roofs whose membrane or build-up is not suitable
- Areas we can’t reach or that cannot be tested
- Water entering through details rather than the membrane
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.
