Petersham Electronic Leak Detection

We take a careful look at the flat roof membrane at your property in Petersham, and put it all in a photo-illustrated written report.

  • Leaks through a flat roof with no obvious cause
  • Waterproofing to test before it’s covered
  • Breaches hidden under paving or planting

Electronic leak detection near Petersham

Electronic leak detection in Petersham

You get a report showing the location of each breach with photos. Your roofer can then repair those points rather than guessing. Repair costs aren’t part of the report, so your roofer prices the work. A retest after repairs can check the work if the build-up allows. Results come in a written report with photos. If you’ve noticed leaks through a flat roof with no obvious cause and waterproofing to test before it’s covered, a survey will tell you what’s going on, on commercial flat roofs, green roofs and flat roof membranes alike.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Petersham, the flat roof is often a shared part of the building.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Checking the roof from the ground

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What affects the cost of electronic leak detection

Not every roof costs the same to survey, for these reasons:

  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • How big the roof is
  • The shape of the roof and its details

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Booking your survey

If you can, have these to hand when you contact us:

  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from the ground or a window
  • The property’s address and postcode

Booking is simple: just ring 07833 053749 or drop us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

Roof by roof

Bituminous membranes

Bituminous roofs often have laps and old repairs that can leak. We test where the roof suits it.

Inverted and paved roofs

We will tell you if your inverted or paved roof is not suitable.

Leave it or get it looked at?

Leaks left running can wet the insulation and deck. Finding the breach sooner limits that. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What you get with us

How the survey works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. In a London area like Petersham, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Have any questions written down, so nothing gets missed
  • Gather any invoices or paperwork from past roof work

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Electronic leak detection in Petersham: local notes

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. With Pembroke Lodge about 0.5 miles south-east, Petersham sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as St Peter's Church are often among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of St Margarets (London) station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a shop, office or commercial unit, for example near Bentall Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Questions from Petersham

Do you cover commercial flat roofs around Petersham?

Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.

Can parking be tricky for a visit in Petersham?

It rarely stops a survey, but it is worth planning. Tell us what parking is available nearby, and the visit is planned around it.

How quickly is the report sent?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How much time does ELD need?

It typically takes a time that depends on the size of the roof and how it’s built, which we set out in the quote.

Do you look in the roof space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
