Electronic leak detection near Richmond

What happens if roof problems are left?

Not every leak is in the membrane. ELD helps rule the membrane in or out so attention can go to the right place. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your roof before booking.

What you get with us

  • Insured for professional indemnity and public liability
  • 20+ years’ experience
  • An independent look at the roof
  • Drone flown under a CAA Flyer ID and Operator ID

Electronic leak detection in Richmond

ELD finds breaches in the membrane, not every cause of water getting in. Leaks from walls, copings, rooflights or pipes need other checks. If the evidence points elsewhere, we’ll say so. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. You will also know what to check next. We survey roof terraces and balconies, liquid-applied waterproofing and single-ply roofs, and common reasons people get in touch are a flat roof leak that can’t be traced and breaches hidden under paving or planting.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. In Richmond, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

Nothing in the report is left vague: if work is needed, the report says so clearly.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • How big the roof is
  • How tall the building is and how easy the roof is to see

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What we need to know

Before you get in touch, it helps to have:

  • Photos of the roof, taken safely from the ground or a window
  • Anything about access we should know
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block

Photos help, if you have them. Take them safely from ground level or a window. To send them or to book, phone 07833 053749 or drop us an email.

Questions from Richmond

Is parking a problem for a survey in Richmond?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.

Do you look at commercial flat roofs near Richmond, such as hotels?

Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What do I do with the report?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Can you survey in bad weather?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

How much does electronic leak detection cost?

We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. To get a quote, ring 07833 053749 or send us an email.

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes as long as needed for the size of the roof and how it’s built, which we’ll explain when we quote. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Richmond runs like any other.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photos in a report for your roofer.

Before the survey

  • Mention any parking restrictions on your street
  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work

Flat roofs in Richmond

Within a mile and a half or so of Richmond there are several hotels, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Landlords with a home close to Richmond station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. If you run a hotel or guest house in or near Richmond, a roof problem can mean rooms out of use. For an older house near a landmark like The Vineyard Church, the joins between later flat roofs and the old walls are where problems typically start.
