Roof surveys for homes and businesses in Richmond
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. Common reasons to book are torn or sagging underlay and gutters that overflow in heavy rain, across clay and concrete tiles, flat roofs and ridges, hips and valleys.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Richmond, as across London, that is why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

How it works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at most homes; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we’re there. For a visit in Richmond, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
How to prepare
- Leave a clear route to the loft
- Let us know about parking near the property
- Dig out any old roof reports or invoices

What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Defects hidden under coverings or inside walls without opening up
- Walls, floors and services below the roof
- How the roof will behave in every kind of weather
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

What a survey costs
Prices always include VAT. What changes the price is:
- Whether it is a home or a commercial building
- The roof’s overall size
- The shape of the roof and its details
- Which survey package you book
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
What to tell us when you contact us
You do not need to know any roofing terms. It is enough to let us know:
- Pictures from the garden or a window, if you have them
- Your timetable, such as an exchange date
- What made you get in touch
- Whether there is a loft hatch, a shared roof or tricky access
Most bookings start with a short call: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.
Your questions about roof surveys in Richmond
Will parking be an issue for a roof survey in Richmond?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Is my home in Richmond listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
What’s covered in a roof inspection?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.
How long does a roof survey take?
The visit usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing when booking.
Can you look at a roof that’s joined to next door?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
Local roofs in Richmond
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you live near a park like Terrace and Buccleuch Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Landlords with a home close to Richmond station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark like The Vineyard Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Tips from our surveys
From years of surveys, a few habits stand out:
- Have details of recent roof work to hand
- Let us know about past leaks
- Don’t climb onto the roof yourself
- Hold on to the report for future surveys
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.
Keep the loft space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Make sure insulation doesn’t block the airflow at the eaves.
DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
