Common roof problems in Richmond
People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years, particularly on taller buildings.
Things that frequently lead to a survey include:
- Failed flashings at walls and chimneys
- Standing water on a flat roof
- Chimney stacks in poor repair
- Worn ridges, hips and verges
If yours is one of the older homes in the streets near The Vineyard Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Landlord roof survey in Richmond
Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early, and plan work rather than react to it. You get a photo-illustrated written report to keep on file for the building. Many landlords and agents repeat it every few years to see how the roof is changing. We survey converted houses, blocks of flats and rented houses, and the problems we’re asked to look at most are damp or stains in top-floor flats and slipped or missing slates and tiles.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Richmond, as across London, that is why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Landlord roof surveys around Richmond
Historic houses like Pembroke Lodge, about 1 mile south, show how far back building in the area around Richmond goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take a building like The Vineyard School: large buildings have long gutter runs and big roofs that need checking like any other. Shop and office owners around Treaty Centre may find that a roof report helps plan work around trading rather than after a leak.

What a landlord roof survey doesn’t cover
A survey is a close look at the let or shared roof, but it can’t do everything. The main limits are:
- Roof areas we weren’t given access to
- A full building survey of every part of the property
- Legal advice on leases or service charges
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and does not.
What this survey covers
- Blocks of flats
- Flat roofs on blocks
- Rented houses
- Converted houses
- Gutters and downpipes
- Shared roofs
Roof by roof
Party-wall upstands and parapets
We inspect the parts of a shared roof we can access and note what couldn’t be seen.
Roof spaces and lofts
Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.
What we do, step by step
Once we’ve finished looking, we write up our findings in a report with photographs. On timing, it normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. London terraces rarely offer a view of the whole roof from one spot, so a visit in Richmond moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the loft space and any flats we need to enter.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Preparing for the visit
- Find any records of previous roof work
- If it is not your property yet, arrange access through the agent
- Check the loft hatch can be reached
Book a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

What a survey costs
Not every roof costs the same to survey, for these reasons:
- How tall the building is and how easy the roof is to see
- The use of thermal imaging or a drone
- The shape of the roof and its details
- The type of building, from a house to a block or an office
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.
What we need to know
If you can, have these to hand when you contact us:
- How the loft is reached, if there is one
- Any photos you have, taken from the ground or a window
- Any stains, drips or damp patches you’ve seen indoors
- The kind of building and roof involved
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.
Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Give residents notice before a survey
- Keep roof surveys on a rolling plan
- Book gutter clearing at least once a year
- Give tenants a simple way to report leaks
Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.
Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.
Richmond: your questions answered
Do you survey roofs for landlords with property near Richmond station?
Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or use the contact form and tell us about the building.
Is parking a problem for a survey in Richmond?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
Will you fly a drone over my roof?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
What if it rains on the day?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
Is the report suitable for a maintenance plan?
Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.
Do you climb onto every roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.
Will you inspect a roof that several owners share?
Yes, we survey shared roofs often. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points, and the report says so.
