About our landlord roof survey in Shoreditch

A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations set out by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey blocks of flats, rented houses and gutters and downpipes, and common reasons people get in touch are worn ridges, hips and verges and gutters overflowing onto walls.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Shoreditch are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

Questions from Shoreditch

Can a landlord with a rental near Shoreditch High Street station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Shoreditch listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. We confirm the exact price before you book, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or drop us an email.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Responsibility under a lease
  • Asbestos testing of roof sheets or soffits
  • Structural calculations or an engineer’s report

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

What we do, step by step

The visit has one job: to see as much of the let or shared roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit usually takes an hour or two for a house, and longer for a block or a building with several roofs. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Before we arrive

  • Note where any stains or damp appear
  • Check pets are kept safely away
  • Jot down any questions you want answered

Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, ring 07833 053749 or email us.

Advice

Landlord and commercial surveys in Shoreditch

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Roofs, chimneys and gutters in Shoreditch

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. The wider area around Shoreditch has a long history of building, with Mansion House about 1 mile south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Virginia Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Shoreditch High Street station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as St Leonard's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

What happens if roof problems are left?

Budgets work best when they’re based on the roof’s actual condition. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Don’t store items over the loft hatch
  • Keep past survey reports with the building’s records
  • Ask residents to report damp right away
  • Keep roof outlets and gutters clear

How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Agents frequently choose the package that suits the building.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem usually is.
