Landlord roof surveys in St Luke's

Landlord roof survey in St Luke's: what you get

Our landlord and block roof surveys cover St Luke's and the rest of London and South East England. A visit normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can be seen safely, and by drone where it is applicable. A written report with photos follows. If you’ve noticed damaged pots and flaunching and cracked or lifting flashings, we can find out what’s behind it, on blocks of flats, rented houses and flat roofs on blocks alike.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in St Luke's are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

What you get is a clear record of the let or shared roof on the day we saw it. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely. The survey usually takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. From the street, a London terrace typically shows only its front slope or parapet, so a visit in St Luke's moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • If it isn’t your property yet, arrange access through the agent
  • Move anything stored under the loft hatch

Landlord roof surveys around St Luke's

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look. Mansion House, about 0.8 miles south, is one of the historic houses in the wider area around St Luke's. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For landlords with property near Old Street station, the gap between tenancies is a good time to have the roof looked at. If yours is one of the older homes in the streets near Jewin Welsh Presbyterian Chapel, its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions from St Luke's

Can a landlord with a rental near Old Street station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

How do I find out if my home in St Luke's is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What does a roof survey cost?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

What’s the best way to book?

The quickest way is to ring 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run seven days a week.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Will you go up on the roof?

Only if it’s safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Keep past survey reports with the building’s records
  • Book gutter clearing at least once a year
  • Keep the loft hatch clear and reachable
  • Ask residents to report damp straight away

If you need to share the findings with leaseholders or a board, the photos help. We keep the report clear and jargon-light.

Act on urgent items in the report first, and plan the rest. Small roof defects tend to grow.

Signs you need a landlord roof survey in St Luke's

Older buildings across London and the South East have roofs that are decades old. Nails, battens, flashings and underlay frequently fail before good slates or tiles, and a survey helps show where that is happening.

Here are some of the things we see frequently:

  • Leaks into upper flats
  • Parapets and upstands in poor repair
  • Damaged pots and flaunching
  • Mortar falling from ridges and verges

Take a building like St Luke's CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

What to check before booking

  • How they plan to inspect the roof safely
  • What they won’t be able to tell you
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What happens after the report arrives

What to expect from a roof survey

Checking the roof from the ground

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Surveys for landlords and agents in St Luke's

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or use the contact form.

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

Roof spaces and lofts

Looking inside the roof often tells us more. We check it where there is safe access, looking for staining, damp and daylight.
