Independent landlord roof surveys in Walthamstow

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Landlord roof survey in Walthamstow: what you get

We survey let and shared roofs in Walthamstow and across London and South East England. Time on site usually takes about one to two hours for a single let house, with blocks of flats taking longer. We inspect from ground level, vantage points, the loft space and the roof where it’s safe including by drone where it applies. A written report with photos follows. We survey flat roofs on blocks, shared roofs and blocks of flats, and common reasons people get in touch are failed flashings at walls and chimneys and ponding or splits on flat roofs.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Surveys for landlords and agents in Walthamstow

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Why get it checked now?

Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. Any roof job in Walthamstow means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

What affects the cost of landlord roof surveys

All our prices include VAT. The things that change the price are:

  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your roof before booking.

Booking your survey

Getting the details right at the start saves time. Please include:

Photos help, if you have them. Pictures from the ground or a window are fine. To get started, call 07833 053749 or drop us an email.

Walthamstow: your questions answered

Can parking be tricky for a visit in Walthamstow?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Is my home in Walthamstow listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey on Saturdays and Sundays?

We carry out surveys seven days a week. To arrange a date, call 07833 053749 or drop us an email.

Is this survey just for landlords?

We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Leaseholders sometimes book it as well.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we are given access to, as far as they can safely be seen. Areas we couldn’t see are noted as well as what could.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Will you check the loft?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for a house, and longer for a large or complex roof. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Walthamstow runs like any other.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Preparing for the visit

  • Keep pets in another room
  • Jot down any questions you want answered
  • Note where any stains or damp appear

Honest limits

It helps to know what a survey will not do before booking:

  • A full structural assessment of the building
  • Responsibility under a lease
  • Parts of the roof we cannot safely see or access

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Converted houses
  • Shared roofs
  • Blocks of flats
  • Gutters and downpipes
  • Flat roofs on blocks

Walthamstow homes and their roofs

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Bruce Castle about 2.4 miles west, Walthamstow sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Homes near green spaces such as Lloyd Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you look after a building like Greenleaf Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Shop and office owners around 17 & Central may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.
