About roof surveys in TW9

We survey roofs in TW9 and across London and the South East. Visits run on any day of the week. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or email us. We are often asked to look into worn or blocked valleys and ponding, splits or blisters on flat roofs, across flat roofs, natural slate and lead flashings.

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a written report with photographs and recommendations.

Homes and roofs across TW9

Owners across TW9, from Richmond, Richmond upon Thames and Kew to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and TW9 is well within that. Visits run on weekdays and at weekends.

Richmond: If you let a flat or house near Richmond station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For businesses in and around places such as Treaty Centre, a dated report on the roof is useful for planning and for any lease discussions.

Why act early?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We check them before they cause trouble.

Before you book any surveyor

  • How long the report takes to arrive
  • Is there a chance to talk the report through?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What insurance they carry

What affects the price in TW9

To price your survey, we look at:

  • Any need for thermal images or a drone flight
  • The size of the roof
  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Booking your survey

To price your survey accurately, we’ll ask about:

  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, like an exchange date
  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or email us to find out.

Why roofs fail

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

Signs worth acting on include:

  • Gutters that overflow in heavy rain
  • Crumbling chimney pointing or cracked flaunching
  • Worn or blocked valleys
  • Torn or sagging underlay

Different roofs, different checks

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Honest limits

In fairness, a roof survey has limits:

  • Asbestos testing of any kind
  • Whether the roof structure meets design loads
  • The condition of the rest of the building (that’s a RICS home survey)

FAQs for TW9

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, like serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

How much is a survey?

Prices start from £150, including VAT. You’ll know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or send us an email.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
