Roof surveys in KT2

Our roof survey service in KT2

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey chimney stacks, ridges, hips and valleys and lead flashings, and common reasons people get in touch are valley linings that have cracked or split and crumbling chimney pointing or cracked flaunching.

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Roof surveys across KT2: local notes

Owners across KT2, from Kingston upon Thames, Hampton Wick and Norbiton to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in KT2 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given.

Kingston upon Thames: If your house is among the older ones in the streets near Church of St Luke, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Kingston station, the gap between tenancies is a good time to have the roof looked at.

What we’re asked to look at in KT2

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

Typical things we’re asked to look at include:

  • Worn or blocked valleys
  • Leaking gutter joints and downpipes
  • Water stains on rafters and ceiling joists
  • Slates or tiles that have slipped or broken

Prices for roof surveys in KT2

When we price a survey, we consider:

  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

What to let us know when you get in touch

Here’s what helps us most when you get in touch:

  • Anything about access we should know
  • Dates you are working to, like exchange
  • What kind of property and roof it is
  • What’s prompted the survey

To book a survey, call 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the slates, tiles or felt
  • Asbestos testing of any kind
  • The condition of the rest of the building (that is a RICS home survey)

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Stay off ladders and the roof
  • Photograph stains when they appear
  • File the report with your home documents
  • Check the roof from the ground after storms

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.

Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

Your questions about roof surveys in KT2

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How do I arrange a roof survey in KT2?

It’s easiest to phone 07833 053749 or email us. Give us the address and a few details about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long does the visit take?

Allow roughly 1–2 hours for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.

What if it rains on the day?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Do you work in KT2?

Yes. We survey roofs across London and South East England, and that includes KT2.
