When to book a survey in Kingston upon Thames

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.

A survey can pick up problems such as:

  • Stains that keep coming back
  • Heat escaping through the roof
  • Leaks far from where the stain appears
  • Moisture around outlets and upstands

With Hampton Court Palace about 1.8 miles south-west, the area around Kingston upon Thames has a long history. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

What a good roof survey covers

Thermal roof survey in Kingston upon Thames

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera does not see water itself, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We are often asked to look into areas of a flat roof that may hold water and thin or uneven insulation in the roof, across commercial roofs, flat roofs and pitched roof slopes.

London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Kingston upon Thames as anywhere. Let us know about the building and access when you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a thermal roof survey looks like in Kingston upon Thames

Kingston upon Thames has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, large roofs are where aerial photos and thermal images show the most at once. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

For a London address like Kingston upon Thames, it helps to know about controlled parking before the day, along with any off-street space. If you look after a shop, office or commercial unit, for instance near Bentall Centre, large commercial roofs are often easiest to see from the air or with a thermal camera.

Why get it checked now?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

  • Where the property is, with the postcode

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Surveys in Kingston upon Thames can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from the ground, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors
  • If the roof is shared, arrange access with whoever manages the building

Advice

Questions from Kingston upon Thames

Is my home in Kingston upon Thames listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is drone flying allowed in Kingston upon Thames?

Normally it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

Does the weather affect a thermal survey?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

Will I get photos?

Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
