Motspur Park Thermal Roof Survey
Thermal imaging to find moisture and heat loss patterns in a roof in Motspur Park, carried out by an experienced roof surveyor. You get a clear written report with photos.
- Damp where roofs meet walls and chimneys
- Areas losing heat at the eaves and junctions
- Possible trapped moisture under a flat roof covering
What happens on the day
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about 1–2 hours for a house, and about three to four hours for a commercial roof. In Motspur Park, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.
- You tell us about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before the survey
- Have any paperwork from past roof work to hand
- Note where any stains or damp appear
- Move anything stored under the loft hatch

How a thermal roof survey works in Motspur Park
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey ceilings below the roof, commercial roofs and insulated roof spaces, and common reasons people get in touch are damp patches with no obvious cause and leaks that are hard to trace.
Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Motspur Park as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Practical tips
Most of what helps is simple and safe from ground level. A few suggestions:
- Check from the ground or a window, never by climbing
- Remember the conditions on the day affect the results
- Keep a record of when stains appear
- Move stored items away from the loft hatch
If you’re buying, the report gives you specific points to raise with the seller or agent. It is your decision how to use it, whether you ask for work before completion or discuss the price.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.
Can I check my roof myself?
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What happens if roof problems are left?
If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Common questions in Motspur Park
Are there drone restrictions around Motspur Park?
The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Is parking a problem for a survey in Motspur Park?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Can you do a thermal survey in any weather?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast as you book.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
How long does the survey take?
That depends on the size and shape of the roof; most visits take roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.
Can a thermal survey trace a roof leak?
It frequently helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings, as the camera alone can’t prove a leak.
How fast do I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
Common roof problems in Motspur Park
Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which suits a purchase that’s moving quickly.
These are some of the problems a survey can pick up:
- Thin or uneven insulation in the roof
- Possible trapped moisture under a flat roof covering
- Cold spots on ceilings under the roof
- Heat escaping through the roof
Southside House, about 0.8 miles north-east, is one of the historic houses in the wider area around Motspur Park. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

Drones, thermal imaging and Motspur Park roofs
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
If you look after a building such as St Matthew's CofE Primary School, a drone or thermal camera can show a large roof in a single visit. If you run a business near Bentall Centre, thermal images can show trapped moisture across a wide commercial roof.

What we cannot see
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Readings unaffected by sun, shade or reflections
- Structural calculations, which need a structural engineer
- An energy rating for the building
