Thermal roof survey in Bushey Mead: what you get

A thermal survey is not a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. Where something can’t be confirmed, we say what would help next. Common reasons to book are gaps in loft insulation and possible trapped moisture under a flat roof covering, on commercial roofs, ceilings below the roof and pitched roof slopes.

London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Bushey Mead as anywhere. Tell us about the building and access as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How we price thermal roof surveys

When we price a survey, we consider:

  • Commercial roofs and larger buildings
  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for your survey before booking.

What to let us know when you get in touch

You don’t need to know any roofing terms. It’s enough to let us know:

  • Your timetable, such as an exchange date
  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block

Every survey is priced before it is booked, so you know the cost up front. Our price is from £400, including VAT. For a price for your roof, ring 07833 053749 or email us.

Why act early in Bushey Mead

Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

How the survey works

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, it usually takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. From the street, a London terrace normally shows only its front slope or parapet, so in Bushey Mead we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photos and our recommendations.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Agree roof access with the managing agent if it is shared
  • Find any records of previous roof work

Advice

Drones, thermal imaging and Bushey Mead roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. With Southside House about 0.7 miles north-west, Bushey Mead sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For businesses in and around places like Southside Wandsworth, a commercial roof can be photographed from above without anyone walking on it. Controlled parking zones are common in London, so mention any permit rules for Bushey Mead. If you look after a building such as Joseph Hood Primary School, a view from above covers a wide roof far faster than walking it.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Remember the conditions on the day affect the results
  • Keep a record of when stains appear
  • Do not climb onto the roof to look for leaks yourself
  • Use the report as a baseline for later checks

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

What a thermal roof survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Readings unaffected by sun, shade or reflections
  • A formal energy assessment
  • Whether the deck or roof structure is strong enough

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.

What we look at

  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Loft conversions

Bushey Mead questions

Is parking a problem for a survey in Bushey Mead?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Can you fly a drone over a roof in Bushey Mead?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

What’s in the report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What conditions are best for thermal imaging?

The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we talk through the forecast when booking.

What’s the best way to book?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
