How a gutter survey works in Bushey Mead
Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. Typical surveys look at leaking or loose downpipes and soffits marked by water, across eaves gutters, valley gutters and parapet and box gutters.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Bushey Mead as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tips that help
Here are a few things we’d tell any owner:
- Include valley, parapet and box gutters when clearing
- Look out for overflows when it pours
- Check that downpipes are firmly fixed to the wall
- Watch for green marks down the brickwork
If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

FAQs for Bushey Mead
Is my home in Bushey Mead listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in Bushey Mead?
Normally it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
What happens next?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Is Bushey Mead in your area?
Yes. Our area covers London and South East England, and that includes Bushey Mead.
When does the report arrive?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
What’s in the survey report?
Written findings with photos, covering the condition of the gutter, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What we cannot see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s behind fascias and inside walls
- Pipes below ground level
- Asbestos testing of old gutters, downpipes or soffits
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What our survey covers.

Roof by roof
Box and secret gutters
A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We inspect them as far as it is safe to see them.
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
DIY checks: what’s safe
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
How the survey works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. Most surveys take about one to two hours at a house, depending on how many gutter runs and downpipes there are. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Bushey Mead moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.

Why it’s worth a survey now in Bushey Mead
Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without one, it is guesswork from ground level. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Gutter surveys around Bushey Mead
With Southside House about 0.7 miles north-west, Bushey Mead sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live near a park such as Cannon Hill Common, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. The streets around a church such as Dundonald Church are frequently among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Joseph Hood Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
