About our gutter survey in Wimbledon Chase

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. The photos show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. Common reasons to book are valley or box gutters that overflow inside and gutters that have fallen out of line, across eaves gutters, parapet and box gutters and valley gutters.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Wimbledon Chase, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Local roofs in Wimbledon Chase

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first. Southside House, about 1 mile north-west, is one of the historic houses in the wider area around Wimbledon Chase. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Trees in and around Cannon Hill Common shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Anyone responsible for a site like Wimbledon Chase Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Wimbledon Chase: your questions answered

Can a landlord with a rental near Wimbledon Chase station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Wimbledon Chase?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Are hidden gutters like valleys and box gutters included?

Yes, where it is safe to see them. We use the ground, windows, the loft space and the roof where it’s safe and a drone where it applies.

When is the best time for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

How do I book a survey in Wimbledon Chase?

Just ring 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

Common roof problems in Wimbledon Chase

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

These are some of the problems a survey can pick up:

  • Choked outlets or hopper heads
  • Overflowing valley or parapet gutters
  • Brackets that have dropped or snapped
  • Leaves and moss blocking gutters

If you look after a shop, office or commercial unit, for instance near Southside Wandsworth, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Questions to ask before booking

  • What they won’t be able to tell you
  • How much experience they have with roofs like yours
  • How long the report takes to arrive
  • Their drone registration, if they fly one

What a roof survey includes

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Have overhanging branches cut back
  • Check that downpipes are firmly fixed to the wall
  • Watch the gutters during heavy rain
  • Have gutters cleared at least once a year

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.

What we look for on each type of roof

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

What affects the cost of gutter surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight
  • Roof area
  • Extra roofs, like extensions, dormers or garages

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for your survey before booking.

Helping us price your survey

Before you get in touch, it is useful to have:

  • The kind of building and roof involved
  • How the loft is reached, if there is one
  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work

Getting a price is simple: just phone 07833 053749 or use the contact form and give us some details about the property and we will recommend the right survey. We confirm the price before anything is booked.

Honest limits

To be straight with you, a roof survey has limits:

  • Blockages deep inside downpipes
  • Confirming asbestos in older rainwater goods
  • Pipes below ground level

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Valley gutters
  • Outlets and hoppers
  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Downpipes

How the survey works

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit normally takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. For a visit in Wimbledon Chase, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand
  • Check we can get to the back of the property
