About roof surveys in SW19

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We survey natural slate, clay and concrete tiles and lead flashings, and people most frequently book us about loose ridge or hip tiles and blocked, sagging or leaking gutters.

Every roof is different, but as a rough guide the survey takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we are there.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across SW19

Across SW19, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

We survey roofs across London and the South East, and SW19 is part of that. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.

Wimbledon: If you run a business near Southside Wandsworth, a dated report on the roof is useful for planning and for any lease discussions. If you look after a building such as Wimbledon High School, large buildings have long gutter runs and big roofs that need checking like any other.

Roof by roof

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.

How we price roof surveys

Several things affect the price of a survey:

  • Which survey package you book
  • The height of the building and how the roof can be seen safely
  • Extensions, dormers and garages with roofs of their own
  • Roof area

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

When you call or email, these details help:

  • The style of property, from a terrace to a block
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • A structural engineer’s report
  • Walls, floors and services below the roof
  • A promise that the roof won’t leak in future

Surveys for landlords and agents in SW19

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Clear the loft hatch area before we arrive
  • Ask about a flat roof on an extension or garage too
  • Look for debris in the garden after high winds
  • Let us know about past leaks

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.

Questions from SW19

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Do you test for asbestos?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

What if it rains on the day?

Light rain does not typically stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
