Chimney surveys in Wimbledon

Chimney surveys for homes and businesses in Wimbledon

A damp patch on a chimney breast does not always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. We survey lead flashings, brick chimney stacks and chimney breasts, and common reasons people get in touch are gaps where the stack meets the roof and damp on a chimney breast inside.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Wimbledon has one, it needs checking from somewhere that can actually see it.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Leave it or get it looked at?

If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you know where you stand. In Wimbledon, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Chimney surveys around Wimbledon

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 1.1 miles south-west lies Southside House, a reminder of how long the area around Wimbledon has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you own a rental within reach of Wimbledon station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to St. Mark's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions from Wimbledon

Does a conservation area affect roof work in Wimbledon?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will parking be an issue for a roof survey in Wimbledon?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when booking.

Does the report include photographs?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

Can you find out why my chimney breast is damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

What if it rains on the day?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

How it works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about 1–2 hours for most homes, a little longer where there are several stacks. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • Let us know where we can park nearby
  • Unlock side gates and any roof access doors

What we’re asked to look at in Wimbledon

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

A survey makes sense if you’ve noticed:

  • Pots or cowls that look unsafe
  • A stack that appears to lean
  • Damp patches on chimney breasts
  • Worn or missing pointing

Shop and office owners around Southside Wandsworth may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • Which limits apply to the survey
  • Whether any drone flown is registered with the CAA
  • Whether you can ask questions once you have the report

Tips that help

Small things make a difference. Some pointers:

  • Keep track of stains on chimney breasts
  • Find out whether changes to a stack need permission
  • Make sure fixings on the stack are secure
  • Use the report as a baseline for future checks

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Check redundant flues are capped with ventilation. That helps stop damp building up inside.
