How a roof survey works in SW17

Our roof surveys cover SW17 and the wider South East. Visits run on weekdays, Saturdays and Sundays. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, ring 07833 053749 or drop us an email. We survey flat roofs, chimney stacks and lead flashings, and the problems we’re asked to look at most are cracked or blistered flat roof coverings and ridge tiles that have lifted or moved.

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

What affects the price in SW17

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Useful tips for SW17 property owners

Here are a few things we’d tell any owner:

  • Clear the loft hatch area before we arrive
  • Don’t climb onto the roof yourself
  • Mention any flat roofs as well as the main roof
  • Keep the report with your property records

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

Don’t block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Landlord and commercial surveys in SW17

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or drop us an email.

Different roofs, different checks

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Natural slate

From the loft, we check the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.

Common roof problems in SW17

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

We’re often asked to look at:

  • Valley linings that have cracked or split
  • Worn lead at chimneys and abutments
  • Ridge tiles that have lifted or moved
  • Gutters that overflow in heavy rain

How we price roof surveys

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings

To find out what your survey will cost, phone 07833 053749 or send us an email and tell us about the roof. The price is agreed before a date is set.

What to tell us when you get in touch

Before you get in touch, it is useful to have:

  • Where the property is, with the postcode
  • Dates you’re working to, such as exchange
  • The kind of building and roof involved
  • Any photos you have, taken from the ground or a window

To arrange a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Common questions in SW17

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

Is SW17 in your area?

Yes. Our area covers London and South East England, and that includes SW17.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
