What happens if roof problems are left?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We check them before they cause trouble. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for your survey before you book.

About our roof survey in Tooting

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. If you’ve noticed water stains on rafters and ceiling joists and debris building up in roof valleys, we can find out what’s behind it.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Surveys for landlords and agents in Tooting

Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

What we cannot see

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • What’s under the slates, tiles or felt
  • Confirmation of asbestos in soffits or cement sheets

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before booking. What a survey covers and doesn’t.

What we check

  • Chimney stacks
  • Ridges, hips and valleys
  • Flat roofs
  • Lead flashings
  • Clay and concrete tiles
  • Natural slate
  • The roof space

Tooting questions

How do I find out if my home in Tooting is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Tooting station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at a typical home, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photographs and recommendations.

Before the survey

  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it is shared
  • Jot down any questions you want answered

Roof surveys in Tooting: local notes

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Tooting. If your survey includes the drone, we check the exact boundary for the address before flying.

Shop and office owners around Southside Wandsworth may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. Historic houses such as Southside House, about 3 miles west, show how far back building around Tooting goes. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. If you live near a park such as Wandle Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Different roofs, different checks

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.
