Local flat roofs in Tooting

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 3 miles west lies Southside House, a reminder of how long the area around Tooting has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Tooting station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building such as St Boniface RC Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Flat roof survey in Tooting: what you get

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’ve noticed upstands pulling away from walls and raised blisters across the surface, we can find out what’s behind it.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. Which one is on a roof in Tooting shapes how it’s checked. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What happens if roof problems are left?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Why book with us

  • An independent view of the roof
  • More than 20 years surveying roofs
  • Surveys seven days a week
  • Drones and thermal imaging where it applies

Read our cost guide and our case studies.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Plan a survey before the covering reaches the end of its usual life
  • Keep clear of rooflights and fragile roof sheets
  • Note any new marks on ceilings beneath the roof
  • Keep outlets clear of leaves and moss

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photograph of each defect, so others can follow it without going up to look.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

Landlord and commercial surveys in Tooting

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which helps when tenants work during the week.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What we are asked to look at in Tooting

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.

Typical things we are asked to look at include:

  • Water getting in at rooflights
  • Pools of water lying on the roof
  • Blistering in felt or asphalt
  • Splits, cracks and crazing

Shop and office owners around Southside Wandsworth may find that flat roofs over shops and units are easy to forget until water comes through a ceiling.

Questions to ask before you book

  • Whether the price includes VAT
  • How much experience they have with roofs like yours
  • Their insurance cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

When you need someone else

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Structural calculations, which need a structural engineer
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Testing older roof sheets for asbestos

Your questions about flat roof surveys in Tooting

Can parking be tricky for a visit in Tooting?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

Does a conservation area affect roof work in Tooting?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How much does a flat roof survey cost in Tooting?

Flat roof survey starts from £150, including VAT. We confirm the price for your roof before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or drop us an email.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do you give a life expectancy for the roof?

A precise figure isn’t something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

What’s the best way to book?

Just phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

How the survey works

Once we have finished looking, we write up our findings in a report with photographs. As for time on site, most surveys take about 1–2 hours on an ordinary house, and more on a big or complicated roof. London terraces rarely offer a view of the whole roof from one spot, so in Tooting we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work
  • Buyers: confirm access with the estate agent or seller

Book a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.
