Roof Survey in Colliers Wood
A careful look at the roof at your property in Colliers Wood, with photographs and a written report.
- Flashings that have come away from the wall
- Water stains on rafters and ceiling joists
- Cracked or blistered flat roof coverings
Practical tips
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Hold on to the report for future surveys
- Check we can open the loft hatch
- Leave roof access to professionals
- Mention any damp patches as you book
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
Roof survey in Colliers Wood
We survey roofs in Colliers Wood and across London and the South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, phone 07833 053749 or send us an email. We survey lead flashings, clay and concrete tiles and ridges, hips and valleys, and people most often book us about torn or sagging underlay and slipped, cracked or missing slates and tiles.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Colliers Wood has one, it needs checking from somewhere that can actually see it.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Leave it or get it looked at?
Before you put a home on the market, it helps to know the roof’s condition. You’ll know what a buyer’s survey might pick up. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What a survey costs
A few things affect what a survey costs:
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- Any need for thermal images or a drone flight
- How big the roof is
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.
What we need to know
We’ll normally ask about:
- Any stains, drips or damp patches you’ve seen indoors
- Where the property is, with the postcode
- Whether there’s a loft hatch, a shared roof or tricky access
- Dates you are working to, such as exchange
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
What we do, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In Colliers Wood, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Preparing for the visit
- Have any paperwork from past roof work to hand
- Show us where any leaks or stains appear
- If you are buying, check with the agent that we can get in

Colliers Wood questions
Is parking a problem for a survey in Colliers Wood?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.
Is drone flying allowed in Colliers Wood?
Typically it comes down to two things: the airspace at the address and the weather. Colliers Wood is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.
Do you inspect the roof from on top?
Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
How long will you be at the property?
On site, it normally takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Report times depend on the package.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
Do you give a life expectancy for the roof?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
What does a roof survey cost?
Our price is from £150, including VAT. You will know the exact price before booking, based on the roof’s size, access and package. For a price, phone 07833 053749 or send us an email.

What else we do in Colliers Wood
Roof by roof
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.
Colliers Wood homes and their roofs
With Southside House about 2.8 miles west, Colliers Wood sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Colliers Wood. If your survey includes the drone, the exact boundary is checked for the address first.
For an older house near a landmark such as St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Tooting station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Common roof problems in Colliers Wood
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.
Look out for signs like these:
- Worn lead at chimneys and abutments
- Valley linings that have cracked or split
- Gutters that overflow in heavy rain
- Ridge tiles that have lifted or moved
Trees in and around Figge's Marsh shed leaves that can end up in nearby gutters.
What to check before booking
- How long they’ve been surveying roofs
- Whether the loft space is looked at, where there is one
- Whether any drone flown is registered with the CAA
- How soon the report will arrive
