Roof survey in Eastfields
Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you are worried about standing water on a flat roof and leaning or weathered chimney stacks, we can find out what’s behind it, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What we can’t see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Faults hidden behind ceilings or boarding
- Asbestos testing of any kind
- A promise that the roof won’t leak in future
If in doubt, call 07833 053749 or email us and we will suggest the right survey. What a survey covers and doesn’t.
Roofs we survey in Eastfields
- Natural slate
- Clay and concrete tiles
- Ridges, hips and valleys
- The roof space
- Chimney stacks
- Lead flashings
- Flat roofs
Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Tell us about any leaks or stains you’ve seen
- Check the roof from the ground after storms
- Move stored items away from the loft hatch
- Keep a record of damp patches and dates
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.
Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
Eastfields homes and their roofs
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you look after a shop, office or commercial unit, for instance near Centrale Croydon, a roof report helps plan work around trading rather than after a leak. Take a building like St Mark's Church of England Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as St. Mark's Church are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions from Eastfields
Is parking a problem for a survey in Eastfields?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.
Does a conservation area affect roof work in Eastfields?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you carry out asbestos surveys?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you use drones?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you tell me how long my roof will last?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.
Different roofs, different checks
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.
What affects the cost of roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- The shape of the roof and its details
- Commercial roofs and larger buildings
- The use of thermal imaging or a drone
- The size of the roof
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
Booking your survey
There’s no need for technical words. It is enough to let us know:
- The type of building and roof, such as pitched or flat
- The property’s address and postcode
- How the loft is reached, if there is one
- Where water is showing inside, if it is
To arrange a survey, call 07833 053749 or email us and let us know the address and what’s prompted the survey. You will know the price before anything is booked.
The survey, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Preparing for the visit
- If you are buying, let the agent know when we’re coming
- Tell us about parking before the day
- Note where any stains or damp appear
How to book
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or send us an email to find out.
Advice
Checking the roof from the ground
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
