Why it is worth a survey now in Eastfields

A small amount of repointing or new flaunching is normally a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

How a chimney survey works in Eastfields

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. Typical surveys look at staining on walls around the chimney and loose, cracked or missing pots, on chimney breasts, shared and party-wall stacks and brick chimney stacks.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Eastfields has one, it needs checking from somewhere that can actually see it.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

Surveys for landlords and agents in Eastfields

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Eastfields: your questions answered

Do you survey roofs for landlords with property near Mitcham Eastfields station?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Does a conservation area affect roof work in Eastfields?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Is Eastfields in your area?

Yes. Our area covers London and South East England, Eastfields included.

How do I arrange a chimney survey in Eastfields?

To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Should a redundant chimney be removed?

There’s no single answer. We record how the stack is doing and whether it is capped with ventilation. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • A structural engineer’s assessment
  • Areas we can’t view from safe positions
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before booking. The full list of what we check.

What we check

Eastfields homes and their roofs

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Eastfields is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Southside House, about 3.4 miles west, show how far back building in the area around Eastfields goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Landlords with a home close to Mitcham Eastfields station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like St Mark's Church of England Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Figge's Marsh shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

How the survey changes by roof type

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Have the flue swept and checked if you use the fire
  • File photos of the stacks with your home records
  • Ask for ventilated caps on redundant stacks
  • Remove aerials or dishes from the stack if they’re no longer needed

With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. For a visit in Eastfields, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • If you’re buying, check with the agent that we can get in
  • Find any records of previous roof work
