Chimney surveys near Mitcham

Chimney survey in Mitcham: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photos and what we recommend. We’re frequently asked to look into disused chimneys trapping moisture and signs that a stack is leaning, on brick chimney stacks, flaunching and chimney pots and cowls.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Mitcham homes and their roofs

About 3.6 miles west lies Southside House, a reminder of how long the area around Mitcham has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own a rental within reach of Mitcham Eastfields station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as St. Mark's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to Cranmer Green is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

How it works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey normally takes between one and two hours for most homes, a little longer where there are several stacks. In a London area like Mitcham, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Mitcham questions

Can a landlord with a rental near Mitcham Eastfields station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Mitcham?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you walk on the roof?

Only where it is safe to do so. We check everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you cover Mitcham for chimney surveys?

Yes. We cover Mitcham and the rest of Greater London, as part of our work across London and South East England. To book, phone 07833 053749 or use the contact form.

Leave it or get it looked at?

If you are buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Areas we can’t view from safe positions
  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden damage within the stack

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

What this survey covers

  • Shared and party-wall stacks
  • Flaunching
  • Chimney breasts
  • Lead flashings
  • Brick chimney stacks
  • Chimney pots and cowls

What we look for on each type of roof

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We look at them and at the stack in the loft where there’s safe access.

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Never climb onto the roof to look at a chimney
  • Check that disused chimneys can still breathe
  • Keep track of stains on chimney breasts
  • Use the report as a baseline for future checks

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.
