Chimney surveys for homes and businesses in Merton Abbey
Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. If you’re worried about gaps where the stack meets the roof and worn or missing pointing, we can find out what’s behind it.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Merton Abbey as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Before and after the survey
A little preparation and a few simple habits help. Our tips:
- Check your stacks from the ground after strong winds
- Leave close inspection to people with safe access
- Check fixings on the stack are secure
- Note any damp on chimney breasts and when it appears
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.

Roofs, chimneys and gutters in Merton Abbey
Southside House, about 2.2 miles west, is one of the historic houses in the wider area around Merton Abbey. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.
If yours is one of the older homes in the streets near Christ Church Colliers Wood, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Wandle Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Do you need a chimney survey in Merton Abbey?
Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.
It is worth booking a survey if you’ve seen:
- A stack that appears to lean
- Flashings pulling away from the stack
- Disused chimneys trapping moisture
- Damaged chimney pots and cowls
Take a building like Haslemere Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Your questions about chimney surveys in Merton Abbey
Is parking a problem for a survey in Merton Abbey?
Usually it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
How do I find out if my home in Merton Abbey is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Should a redundant chimney be removed?
There is no single answer. We record how the stack is doing and whether it’s capped with ventilation. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.
Can you find out why my chimney breast is damp?
Typically it’s water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping, and record what we find.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Which parts of the chimney do you look at?
Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
Can you inspect my roof with a drone?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at a house, as part of a look at the roof around the stack. You are welcome to ask questions while we are there. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before we arrive
- Point out any leaks or damp patches
- Buyers: confirm access with the estate agent or seller
- Mention any parking restrictions on your street

Lead flashings
Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Poor capping can lead to damp inside the stack.
