How the survey changes by roof type

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Flat roof survey in Merton Abbey: what you get

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey single-ply membranes, upstands and outlets and EPDM rubber, and the problems we’re asked to look at most are damaged trims at the roof edge and splits and cracks in the covering.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Merton Abbey, the flat roof is often a shared part of the building.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Flat roof surveys in Merton Abbey: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Historic houses like Southside House, about 2.2 miles west, show how far back building in the area around Merton Abbey goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Haslemere Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Haydons Road station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For businesses in and around places such as Southside Wandsworth, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

How it works

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Surveys in Merton Abbey can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
