Flat roof survey in South Wimbledon, Greater London
Surveys of flat roofs on homes, extensions and commercial buildings for South Wimbledon and the rest of Greater London. We survey on any day of the week.
- Pools of water lying on the roof
- Dips that suggest the deck is deflecting
- Failed upstands where the roof meets a wall
Flat roof survey in South Wimbledon: what you get
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. Common reasons to book are splits and cracks in the covering and leaks around rooflights, on EPDM rubber, felt flat roofs and GRP fibreglass.
Offices, shops and blocks of flats across London frequently have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. For a building in South Wimbledon, access is agreed with whoever manages the roof ahead of the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we’re asked to look at in South Wimbledon
Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.
We’re often asked to look at:
- Damaged trims at the roof edge
- Signs of deflection in the roof deck
- Pools of water lying on the roof
- Outlets choked with leaves and silt
If you let a flat or house near Wimbledon station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Before booking any roof surveyor
- Will they check the loft as well as the outside?
- Which limits apply to the survey
- What the report includes, and whether it has photos
- How long they’ve been surveying roofs

What else we do in South Wimbledon
What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Commercial roofs and larger buildings
- Extensions, dormers and garages with roofs of their own
- If the survey needs thermal imaging or a drone
- The size of the roof
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:
- What made you get in touch
- The kind of building and roof involved
- Any deadline, such as an exchange date
- Where water is showing inside, if it is
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or drop us an email.
What a flat roof survey doesn’t cover
It is a careful look at the flat roof, not the whole story. The main limits are:
- Fragile surfaces, which we don’t walk on
- Asbestos testing, which needs a specialist asbestos surveyor
- A structural engineer’s assessment of the deck
If in doubt, call 07833 053749 or email us and we will recommend the right survey before you book. What a survey covers and doesn’t.
What we look at
- Upstands and outlets
- Mastic asphalt
- GRP fibreglass
- Single-ply membranes
- EPDM rubber
- Felt flat roofs
Questions from South Wimbledon
How do I find out if my home in South Wimbledon is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is South Wimbledon in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Can you survey in bad weather?
Light rain is usually fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
How do you inspect a flat roof?
We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
What does the report include?
A written report with photos, covering the condition of the flat roof, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Flat and commercial roofs around South Wimbledon
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses like Southside House, about 1.6 miles west, show how far back building in the area around South Wimbledon goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you run a business near Southside Wandsworth, the flat roofs over shops and commercial units are worth checking before a leak, not after. Take a building like Holy Trinity CofE Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.
How the survey works
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. Surveys in South Wimbledon can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We check the roof from wherever it can be seen safely.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- You get a photo-illustrated written report and our recommendations.
Preparing for the visit
- Have any paperwork from past roof work to hand
- Note where any stains or damp appear
- Keep pets inside or away from the areas we’re looking at
Getting a price
A quick phone call is usually the easiest start: phone 07833 053749 or email us and we will ask a few questions about the roof. You’ll have a price before anything is arranged.
