Signs you need a gutter survey in South Wimbledon

Valley, parapet and box gutters are frequently lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead linings can also be stolen.

Common reasons to book include:

  • Blocked outlets and hoppers
  • Leaves and moss blocking gutters
  • Leaks at the gutter joints
  • Gutters overflowing in heavy rain

Take a building like Holy Trinity CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before booking any roof surveyor

  • What the report includes, and whether it has photographs
  • Whether VAT is in the quoted price
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is there a chance to talk the report through?

What’s in a roof survey

Gutter survey in South Wimbledon: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey downpipes, valley gutters and fascias and soffits, and people most often book us about dripping or leaking gutter joints and overflowing valley or parapet gutters.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in South Wimbledon has one, it needs checking from somewhere that can actually see it.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What affects the cost of gutter surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • If the survey needs thermal imaging or a drone
  • Which survey package you book
  • The size of the roof
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them
  • Any deadline, such as an exchange date

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Why act early in South Wimbledon

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. Any roof job in South Wimbledon means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Why book us in South Wimbledon

  • Surveys on weekdays, Saturdays and Sundays
  • Plain-English reports with photos

  • Over 20 years’ experience

Take a look at what a roof survey costs and what we found on two real jobs.

What we look for on each type of roof

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We check them where they can be seen safely.

How it works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In South Wimbledon, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a photo-illustrated written report and recommendations.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Make a note of anything you’d like us to look at

Advice

Local roofs in South Wimbledon

With Southside House about 1.6 miles west, South Wimbledon sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you run a business near Southside Wandsworth, a roof report helps plan work around trading rather than after a leak. Landlords with a home close to Wimbledon station may find that a dated record of the roof is useful when planning maintenance across a let.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Rot or damp concealed behind fascias or inside walls
  • Asbestos testing of old gutters, downpipes or soffits
  • Hidden sections we cannot view safely

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

South Wimbledon questions

How do I find out if my home in South Wimbledon is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will parking be an issue for a roof survey in South Wimbledon?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

Do you check valley and parapet gutters?

Yes, where it’s safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What’s the best way to book?

Just phone 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
