South Wimbledon Electronic Leak Detection
Find out the condition of the flat roof membrane at your property in South Wimbledon from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Water coming in under a flat roof
- Breaches hidden under paving or planting
- Waterproofing to test before it’s covered
What electronic leak detection does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Fixing the holes we find
- Parts of the roof covered by fixed equipment
- Some conductive membranes

Electronic leak detection in South Wimbledon
ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a photo-illustrated written report of each breach found. We survey roof terraces and balconies, commercial flat roofs and single-ply roofs, and people most often book us about leaks at pipes, outlets or fixings and new membranes needing a check before handover.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in South Wimbledon, the roof above may belong to the building rather than one flat.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What we’re asked to look at in South Wimbledon
Repeated leaks after repairs suggest the real breach hasn’t been found. Electronic testing helps pinpoint it.
It’s worth booking a survey if you’ve seen:
- New membranes needing a check before handover
- Holes left by work on the roof
- Failed seams and laps
- Breaches around outlets and penetrations
For businesses in and around places like Southside Wandsworth, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Your questions about electronic leak detection in South Wimbledon
Do you carry out roof surveys in South Wimbledon?
Yes, South Wimbledon is within the area we cover. We work right across London and the South East. Just ring 07833 053749 or send us an email and tell us about the property, and we’ll talk through which survey suits.
Is my home in South Wimbledon listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.
Do you use low-voltage or high-voltage testing?
The method is chosen to suit the roof. Low-voltage testing normally needs a wet surface, while high-voltage testing needs a dry, exposed membrane.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.
Checking the roof from ground level
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
How it works
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take longer on a large roof than a small one, with the construction of the roof playing a part too. For a visit in South Wimbledon, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from the ground, windows, the loft and, where it is safe, the roof itself.
- We start with what you know about the roof and the leak.
- The roof is assessed for suitability first.
- The test method is chosen to suit the roof.
- We test the roof and locate any breaches.
- A report with photographs shows where each breach is.
Before the survey
- Have any questions written down, so nothing gets missed
- Buyers: confirm access with the estate agent or seller
- For a flat or shared roof, check access with the freeholder or managing agent
Booking a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

Local flat roofs in South Wimbledon
The wider area around South Wimbledon has a long history of building, with Southside House about 1.6 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
South Wimbledon is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when booking. If you live in an older home near Holy Trinity, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Why it is worth a survey now in South Wimbledon
Testing a new membrane before it’s covered is easier than tracing a leak later. Covered roofs are harder to test. In South Wimbledon, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
