Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Record whether it leaks in every downpour or only some
  • Do not touch fittings that water is reaching
  • Photograph the stain each time it appears
  • Put a bucket under the drip and move valuables

The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, so the repair is aimed at the cause.

Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

About our roof leak investigation in South Wimbledon

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey rooflights and dormers, flat roof details and chimney stacks, and common reasons people get in touch are damp on a chimney breast and stains around a skylight.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in South Wimbledon, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

The report records the leaking roof as we found it on the day. It is useful straight away, and a good reference for later.

What happens on the day

After the inspection, everything we found is written up in a report with photos. On timing, most surveys take about 1–2 hours for a house; commercial roofs usually need 3–4 hours. Surveys in South Wimbledon can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

Common roof problems in South Wimbledon

Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.

We are frequently asked to look at:

  • Staining where a gutter or parapet meets the wall
  • Drips from nail tips in a cold loft
  • Leaks below a flat extension roof
  • Leaks that appear only in driving rain

Trees in and around Wandle Park shed leaves that can end up in nearby gutters.

What to check before booking

  • How soon the report will arrive
  • Whether you can ask questions once you have the report
  • What experience they bring
  • Whether the inside of the roof is included

Leaks and storm damage in South Wimbledon

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering and its details give the first clues when tracing where water is coming from. Southside House, about 1.6 miles west, is one of the historic houses in the wider area around South Wimbledon. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near Holy Trinity, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For businesses in and around places like Southside Wandsworth, a quick answer on where water is coming in keeps a business running.

Your questions about roof leak investigations in South Wimbledon

Will parking be an issue for a roof survey in South Wimbledon?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Do you carry out roof surveys in South Wimbledon?

Yes. We cover the whole of London and South East England, and South Wimbledon is part of that. You can ring 07833 053749 or use the contact form with the address and some details.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is frequently widespread and worst on cold days. The report explains which it looks like and what to do.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Why is not the leak directly above the stain?

Water follows the easiest path, not the shortest. On a pitched roof it frequently runs down a rafter before it shows. Following that route is what our investigation does.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Plumbing leaks that look like roof leaks
  • An intermittent leak that shows no trace on the day
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.

What we look at

  • The roof space
  • Valleys and parapet gutters
  • Chimney stacks
  • Slate and tile slopes
  • Flat roof details
  • Lead flashings
  • Rooflights and dormers

Landlords, agents and block managers in South Wimbledon

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

What happens if roof problems are left?

Water damage grows the longer it is left. Wet timbers start to decay, plaster softens and insulation stops working. Finding the source early keeps the damage down. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
