Electronic leak detection in London

What happens if roof problems are left?

Not every leak is in the membrane. Testing shows whether the membrane is breached so attention can go to the right place. In flats, shops and offices in London, a roof leak can reach more than one floor before it shows, soaking insulation, ceilings and whatever is below. The earlier the cause is found, the smaller the job.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Electronic leak detection in London

Our ELD testing covers flat roofs in London and the rest of London and South East England. Testing normally takes as long as needed for the size of the roof and how it’s built, which we’ll explain when we quote. Every roof is quoted on its size and build-up. You get a written report with photos. If you are worried about water coming in under a flat roof and patched roofs that still leak, a survey will tell you what’s going on, on green roofs, single-ply roofs and commercial flat roofs alike.

Commercial units and business premises in places the size of London often have large flat or low-pitched roofs. On a large roof, a leak can be hard to trace by eye. Where the build-up allows, electronic leak detection can help pinpoint holes in the membrane. Outlets, upstands and laps are looked at closely, as that’s where membranes normally fail.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Common questions in London

Is London in the area you cover?

Yes, London is one of the places we work. Every survey there gets the same written report with photographs.

Is my home in London listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How is ELD priced?

We quote for each roof individually. Send us details of the roof. Just ring 07833 053749 or use the contact form for a quote.

Does ELD work under paving or planting?

Sometimes. The layers on top and the build-up below decide it, and some may need lifting. We talk this through first.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Is the repair part of the test?

No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Flat roofs in London

The capital’s homes range from period terraces with slate, parapets and valley gutters to interwar semis roofed in clay or concrete tiles, plus post-war estates and new blocks. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. There are several hotels within about a mile and a half of London. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

If you own a rental within reach of Elephant & Castle station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Shop and office owners around Gabriel's Wharf may find that a flat roof over a business is out of sight and out of mind until it leaks. If your house is among the older ones in the streets near St George the Martyr, flat-roofed rear additions and dormers added over the years are worth checking.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take a time that depends on the membrane area and the build-up, which we set out in the quote. In busier parts of London, parking can be tight, so let us know about driveways, permits or nearby car parks, and for flats, mention stairs, lifts and shared entrances. On the day, we look at the roof from the ground, from windows and vantage points, from the loft where there’s safe access and from the roof where it’s safe.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. A report with photographs shows where each breach is.

How to prepare

  • Dig out any old roof reports or invoices
  • Buyers: confirm access with the estate agent or seller
  • Have keys ready for side gates, garages or roof access doors

How to book

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you are ready.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Fixing the holes we find
  • Roofs whose membrane or build-up is not suitable
  • How wet the insulation is

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Single-ply roofs
  • Green roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Commercial flat roofs
  • Liquid-applied waterproofing

Tips from our surveys

You don’t need to be a roofer to help. Here’s what helps most:

  • Get leaks traced quickly
  • Have roof specifications to hand
  • Check trades protect the waterproofing
  • Stay off the flat roof unless needed

After your roofer repairs the breaches, a retest can confirm them if the build-up allows.

Check contractors protect the waterproofing when they work up there. Have the roof looked at after other work.

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run seven days a week, which can make access easier.
